Having over 25 years previous experience including working internationally on projects in Education/Defence/Medical & Residential/Mixed Use sectors enables Ben to oversee projects architecturally from conception through to completion. Working directly with a strong chain of established consultants who can be brought on board through EDGE AD you can be confident that your project and yourself the client will guided at every step from the working through your project/design brief through to the practical completion.
Assessment & design brief
Every architectural project begins with assessing the building, understanding the client goals, and ensuring feasibility from planning and construction perspectives before creating a design brief.
To carry out this process effectively, EDGE AD offers a free no obligation design consultation where Ben will meet you either at home or at EDGE AD to get a full understanding of your needs and aspirations for your dream home/project.
Following the initial meeting, a quotation will be prepared and emailed to the client that will walk them through the project process and will include the following as part of a robust service and project delivery.
Site/property survey and production of existing drawings
A measured survey to establish the existing layout of your property and surrounding built enviroment, building elevations and levels relevant to the project.
The production of your property's existing floor plans, elevations, site plans and general sections.
When it comes to larger scale residential developments or commercial projects a specialist surveying company that we have a close relationship with will undertake a full topographical survey on behalf of EDGE AD and this will be included in the initial quotation.
Concept design & design development
Once a full package of the existing information has been produced, EDGE AD will begin to work up the initial proposals in line with the agreed client brief. This package will include 2D floor plans, property elevations and site plans as well as 3D colour visuals to present to the client directly.
Planning application
Once the client is happy with the design then (and only if required) the next phase is to submit a full planning application on the clients behalf.
We will then continue to monitor the applications progress and liaise with the appointed planning officer where necessary to gain planning approval.
A standard householder application or a minor development (less than 10 houses) application will take around 8 weeks for the local planning authority to determine once registered whilst a major development (10 or more houses) will take approximately 13 weeks for the local planning authority to determine.
Detailed design development (builders works plans)
· General arrangement plans, with scaled floor plans showing structural and architectural elements.
· Sections and elevations to illustrate the spatial and structural relationships.
· Coordination with other disciplines (mep, structural, etc.).
· Structural coordination plans (in conjunction with an appointed structural engineer)
· Coordination with engineers to ensure structural integrity.
· Wall setting out & partitions plan, detailed locations of internal and external walls with dimensions.
· Types of partitions (fire-rated, acoustic, glass, etc.).
· Details for fixings, junctions, and finishes.
· Door & window schedules, specifications and dimensions of doors/windows.
· Fire rating, material, and security requirements, installation details and fixing methods.
· Finishes plans, floor, wall, and ceiling finishes with specifications.
· External works plans (if applicable) coordination of external structures, landscaping, and drainage.
· External wall penetrations for services.
· Detailed sections & construction details, waterproofing, fire-stopping, insulation, and expansion joint details.
· Reflected ceiling plans (commercial projects mostly) ceiling types, heights, and junction details.
· Coordination with mep elements like lighting, ventilation, and sprinklers.
· Compliance & regulations, adherence to building codes and fire regulations.
· Disabled access and egress provisions.
· Energy efficiency and sustainability considerations.
Tender process to appoint a suitable contractor/builder
· Preparation of detailed drawings and specification notes with other consultants as appointed, sufficient to invite and obtain competitive quotations from selected suppliers and sub-contractors for all the various tender packages involved.
· Kitchen and bathroom designs will be by others (assumed specialist supplier). We would undertake coordination of services and integration into the building design.
· Review return package tenders and advise the client on suitability of the company and specific services/products.
Construction
· To meet and liaise with Building Control to ensure the project is delivered to their satisfaction and as specified on the prior approved detailed drawings provided.
